Buying & Selling a Home Calculator

Moving house means paying two sets of costs at once. This shows every rand on both sides, including the ones that catch people out.

Selling

Your current home

Sale price & agent commission

Legal basis: Property Practitioners Act 22 of 2019 (agent regulation & commission disclosure), commission % is contractual, not statutory

Typically negotiated between 5% and 7.5%, plus 15% VAT on top. This is usually the single biggest cost sellers underestimate.

Outstanding bond & cancellation

Legal basis: Deeds Registries Act 47 of 1937 (cancellation of registered bonds), cancellation attorney fee is a market fee, not on the LSSA sliding scale

The outstanding balance your bank confirms in the settlement/cancellation figures, get this in writing before you price the sale.

Flat fee, not on the standard LSSA sliding scale, typically R3,000–R5,500 excl. VAT. Confirm with the bank's cancellation attorney.

Compliance certificates & clearances

Legal basis: Occupational Health and Safety Act 85 of 1993 regs (Electrical Compliance Certificate) · Sectional Titles Act 95 of 1986 (levy clearance) · Municipal by-laws (rates clearance)

Electrical Compliance Certificate is mandatory. Add plumbing, gas, electric fence and beetle/entomologist certificates where applicable to this property.

Municipal clearance covers roughly 4 months in advance; body corporate levy clearance if sectional title. Outstanding arrears must also be settled before transfer.

Capital Gains Tax

Legal basis: Income Tax Act 58 of 1962, Eighth Schedule (para 45 primary residence exclusion, para 10 inclusion rate)

Use the Transfer Duty, Transfer Cost & CGT Calculator's "Capital Gains Tax" tab to work this out, then enter the figure here. Most primary residence sales owe R0 thanks to the R3m exclusion, but check if this isn't your primary residence, or the gain is large.

Costs people forget when they do this math in their head

  • Agent commission: people plan around the sale price, not the price minus 6–7.5% plus VAT.
  • Bond cancellation fee: a separate attorney, a separate account, even when the bond is nearly paid off.
  • Compliance certificates: the electrical certificate is mandatory; sellers are often quoted for repairs to pass it, not just the certificate itself.
  • Overlap costs: if your sale and purchase don't close on the same day, budget for double rates, insurance, or short-term accommodation and storage in the gap.
  • Capital Gains Tax: usually R0 on a primary residence under the exclusion, but real if this is a second property, a rental, or a large gain.
  • Transfer costs can't be bonded: the buying-side total above is cash, on top of your deposit, even though the purchase price itself is financed.

This tool provides a planning estimate only, not a formal quotation or tax advice, and the legal-basis tags above each section point to the governing law but are not a substitute for reading it. Transfer duty is levied under the Transfer Duty Act 40 of 1949, s2, using the SARS sliding-scale table effective 1 April 2025 (unchanged for 2026/27 and 2027/28); s9(15) excludes duty where VAT applies under the Value-Added Tax Act 89 of 1991. Attorney fees use the LSSA Guideline of Fees (effective 1 August 2025), issued under the Legal Practice Act 28 of 2014 framework, a professional guideline, not a statutory tariff. Deeds Office fees are prescribed under the Deeds Registries Act 47 of 1937, Schedule of Fees of Office effective 1 April 2026 (Government Gazette 54225). Bank bond initiation fees are capped under the National Credit Act 34 of 2005. CGT (entered manually here) is governed by the Income Tax Act 58 of 1962, Eighth Schedule, see the Transfer Duty, Transfer Cost & CGT Calculator for the full working. Estate agent commission is a contractual, negotiated fee regulated under the Property Practitioners Act 22 of 2019, not a fixed tariff. Bond cancellation fees and compliance certificate costs are typical market estimates, not tariffs. Always confirm your actual settlement figures, clearance amounts and CGT position with your bank, conveyancer and tax adviser before relying on this for a real transaction.
